The extensive and enduring mining legacy of the UK has left an often misunderstood and overlooked environmental risk. Past, present and planned mining and mineral extraction poses a variety of risks and/or impacts to all parties involved within property and land transaction. While the physical hazards are well understood, the way in which the physical hazards have considerable knock on effects and influences on financial and legal liability are not well understood. The ever increasing appearances of mining related sinkholes and subsidence across the country (and not exclusively in coal mining areas) mean the risks can no longer be avoided.
