TerraSearch Assess is a Regulated “CON29M-Compliant” mining and ground risk report designed to inform and protect all parties within a property transaction.
Assess uses enhanced data unavailable to the Coal Authority and other environmental report providers along with enhanced liability protection and expert interpretation to accurately quantify the risk to a property from all ground hazards, including; coal and non-coal mining, mineral planning, Oil and Gas (Fracking), Sinkholes and more.
Mine entries and underground voids associated with historical coal, metal, stone and evaporate mining often extend long distances underground beneath property and land. Additionally, hazards such as sinkholes, ground gas, fracking and mineral planning can have significant impact on property and land. In the event a mining void collapses, subsidence occurs, or mineral planning is granted within the vicinity of the Site, the result can be substantial damage and/or loss of value.
TerraSearch Assess satisfies and enhances Lender and Law Society due diligence, providing the ideal solution to those parts of the country where ground hazards exist and mortgage lenders, insurers and prospective purchasers require an enhanced level of interpretation and a protected professional opinion, before deciding whether to lend or commit to purchase.
TerraSearch Assess provides a first Combined Mining and Ground Risk report, including an expert assessment of all mining, mineral planning, fracking and sinkhole hazards based upon industry standard and innovative new data sources.
Each report includes a professional opinion, protected by Terms and Conditions that include a £10 million Professional Indemnity Policy, ensuring the client is better covered from incorrect or missing information.
